I love Marabou. I had the pleasure of taking a trail ride through the Marabou luxury ranch in Steamboat Springs recently, and have to say it is coming along quite nicely. Homes are being built, the infrastructure and amenities are complete, and life is good in the exclusive enclave.
There are 62 homesteads in Marabou Ranch. 40 have been sold.

Steamboat Luxury Home Update

The Steamboat luxury home market is seeing a lot more activity lately as buyers are able to negotiate prices not seen in years. One example was a brand-new home on Anglers Drive listed for $5,400,000 that recently sold for $4,000,000.
In fact, eight homes sold this year over $2,000,000, with an average discount of 16% off the list price.

STEAMBOAT SPRINGS, Colo., May 12 /NEWS.GNOM.ES/ —Officials from Rollingstone Ranch Golf Club announce a new Flex Option Membership, created for new members seeking a flexible golf membership at a competitive price.
Rollingstone Ranch features a Robert Trent Jones II designed golf course that originally opened for play in the summer of 1974. In 2008, a $2.2 million renovation was completed on the championship-caliber course, restoring its distinct characteristics back to the designer’s original intent.
Rollingstone’s new Flex Option Membership represents the first time the club has ever offered an alternative to the original membership structure. Steamboat Luxury Real Estate Sales in April, 2010

Several Steamboat luxury homes sold in April, 2010 perhaps signaling a market bottom in Steamboat’s upscale resort real estate market. There were also vacant land sales in Marabou Ranch and Catamount Lake as buyers/builders looking to build custom homes took advantage of low prices. (The Marabou Ranch homesite was bank-owned, and the Catamount Lake property which included two home sites–lots 9 and 10–was listed at $1,300,000 and closed at $830,000 cash.) In addition to the sales, one homesite in The Sanctuary went under contract.
Two properties sold in Anglers Retreat within the last two months at greatly reduced prices. The Steamboat homes were listed at $1,975,000 and $1,710,ooo and closed at $1,375,000 and $1,200,000 respectively.
A gorgeous brand-new custom home on Anglers Drive was listed at $5,495,000 and sold for $4,000,000.
Buyers can purchase a brand-new home in one of Steamboat’s luxury neighborhoods for reduced prices. (Many of these homes are developer owned and started during better times.) These new upscale homes are some of the best values in Steamboat.
