Notable sales over $1.5M for September were:
$2,999,000—Steamboat luxury home at Catamount Ranch– 34310 Brady Trail – 6 Brm 6.5 Bath – Built in 2004 – 8,192 SF Living Area on 8.44 acres. It was listed for $3,057,900 at the time of sale, down from the peak listing price of $7,500,000 in 2007.
$2,245,000 –Mountain View Estates– 0657 Meadowbrook Circle – 5 Brm 5.5 Bath – Built in 1998 – 4,917 square feet of Living Area on .56 acres. Listing price was $2,695,000 at time of sale.
$1,626,800 Ski in Ski Out Luxury Edgemont Condo– 2410 Ski Trail Lane – 3 Brm 3 Bath – Completed in 2009 – 1,756 square feet of Living Area. This is a new construction sale reflecting the 30% off Edgemont Summer Sale pricing. Six condos went under contract at Edgemont with this sale.
$2,985,000–Lots 3 and 4, River Bank Ranches–Two parcels totaling over 78 acres of vacant Land along the Yampa River – 24775 US Highway #40. This land included over 1/2 mile of both sides of the Yampa River and was 10 minutes to Steamboat Springs. These parcels were listed separately for $4,390,000 at the time of sale.
$4,945,000–Steamboat Commercial Real Estate–
Riverfront Park #3 Commercial Condo Units, Riverfront Park Future Expansion Parcel & Moos Subd Lot 3: These parcels encompass a commercial mixed use building divided into several condo units, a vacant commercial site, and another parcel housing a commercial building used for garage/service use. Total commercial improved square footage was 32,619. These parcels were listed separately for $5,895,000 and are located by the James Brown Soul of the Universe bridge.

There were three Steamboat luxury home sales in September, 2010. The home that sold in Catamount Ranch was a bank-owned property that closed at 98% of the current asking price.
There are 15 Steamboat properties above $1M currently in escrow. The majority are Steamboat condos and townhomes although 6 are single family homes in some of Steamboat’s more popular luxury neighborhoods like Anglers Retreat, Old Town, and Strawberry Park.

Steamboat Luxury Real Estate Sales in April, 2010

Several Steamboat luxury homes sold in April, 2010 perhaps signaling a market bottom in Steamboat’s upscale resort real estate market. There were also vacant land sales in Marabou Ranch and Catamount Lake as buyers/builders looking to build custom homes took advantage of low prices. (The Marabou Ranch homesite was bank-owned, and the Catamount Lake property which included two home sites–lots 9 and 10–was listed at $1,300,000 and closed at $830,000 cash.) In addition to the sales, one homesite in The Sanctuary went under contract.
Two properties sold in Anglers Retreat within the last two months at greatly reduced prices. The Steamboat homes were listed at $1,975,000 and $1,710,ooo and closed at $1,375,000 and $1,200,000 respectively.
A gorgeous brand-new custom home on Anglers Drive was listed at $5,495,000 and sold for $4,000,000.
Buyers can purchase a brand-new home in one of Steamboat’s luxury neighborhoods for reduced prices. (Many of these homes are developer owned and started during better times.) These new upscale homes are some of the best values in Steamboat.

Foreclosures dominated Steamboat luxury home sales in February, 2010. Of the seven Steamboat Springs homes that sold above $900,000, 4 of them were bank-owned, foreclosures, or FDIC owned properties. Buyers are looking for deals, and these distressed properties represent some of the best values in Steamboat.
