The Sanctuary in Steamboat Update, Sept 09

The Sanctuary, one of Steamboat’s most desired luxury neighborhoods, has seen a surge in buyer activity this month.

A luxury home on Golf View Way sold last week.  It was originally listed at $1,950,000, was reduced to $1,899,000 and closed at $1,600,000.  It was a cash sale, and in this market, cash buyers are generally seeing more negotiating room.

Two other homes are currently under contract.  The interesting thing is that all three of the pending/sold homes went under contract in September, 2009.  Prior to that, it had been a year since the last sale. As prices come down and the economy stabilizes, we’re seeing more Steamboat buyers re-enter the luxury market.

The Sanctuary has golfing, walking paths, National Forest access, and is minutes away from skiing, shopping, or downtown Steamboat.
