Steamboat real estate sales are off to a good start for 2010 as the newest ski-in, ski-out luxury developments open for business and buyers move in to their luxury on-mountain condos.

One Steamboat Place, Edgemont, and Trailhead Lodge (which isn’t technically a ski-in, ski-out property, but has its own gondola to take people to the base) have all seen sales with some of the highest $/sq ft prices recorded in Steamboat.

Edgemont

Edgemont has been busy finalizing sales and have currently closed 11 of the 19 properties currently under contract.  Prices have ranged from $1,539,000-$3,793,000 with total sales to date over $25,000,000.  The average price an Edgemont owner paid for one of the best “view” properties located on the Steamboat Ski Area slopes was $2,296,941.

At the Steamboat Ski Area base, One Steamboat Place is set to have its official Grand Opening soon. They’ve been busy closing contracts for whole ownership residences and fractional ownership shares. Eight whole ownership residences have closed to date ranging in price from $2.7M-$4.4M. The average sale price for a whole ownership OSP residence is $3,375,000.

About 50 fractional ownership sales at One Steamboat Place also closed. Prices vary from $350,000 for a 1/12th fractional ownership to $580,000 for a 1/8th fractional ownership. Most of the fractionals were sold early in the pre-construction phase for prices in the $400’s.

Finally, Trailhead Lodge has had 25 sales totaling $21,169,850. The average sale price at Trailhead Lodge is currently $846,794. The gondola linking Trailhead Lodge at Wildhorse Meadows to the One Steamboat Place base is weeks away from carrying the first riders.
