What Happened to Steamboat Luxury Home Sales?

One Steamboat Place luxury ski in, ski out condos

It’s been an interesting year for high-end home sales (over $1,000,000) in Steamboat because the luxury market isn’t as robust as its been in past years. Typically, 10-15% of pending sales are for homes priced over $1M, but this year luxury homes only represent 6-7% of pending sales. I have a few theories why our high-end market is soft, but you’ll have to call to find out what they are. While some market segments are red-hot with multiple offers (like the under $350,000 entry level market), Steamboat luxury buyers are still able to negotiate prices and terms.

In the first half of 2015, 29 homes sold for over $1,000,000. Interestingly, 10 of the sales were ski in-ski out condos at One Steamboat Place. OSP is closing out their developer inventory and negotiating nice deals for buyers looking for ski-in, ski out luxury condos. Over $52,000,000 in real estate has closed with an average sales price of 93% of the list price.

One Steamboat Place

One Steamboat Place, the luxury ski in, ski out residential development at the base of the ski mountain, has a few developer-owned whole ownership condos left. There has been a lot of interest from buyers in the past year with four condos currently under contract to sell and fourteen sales in the last 12 months. There are also a couple resales available to buy at One Steamboat.

One Steamboat Place

One Steamboat Place, the luxury ski-in, ski-out development at the base of the Steamboat Ski Area, has had 11 sales since their loan was restructured and the remaining condos went back on the market in August. Another One Steamboat Place residence is pending.

Edgemont, the other new luxury ski-in, ski-out development, had the five bedroom Bunk House go under contract this week. It was listed for $3,495,000. (This will be the 5th Edgemont sale in 2011; there are only 13 residences left.)

New developments like Edgemont and One Steamboat Place are the last brand-new luxury residences that will be built for several years. When they are gone, they are gone.
