Sixty seven Steamboat Springs homes priced over $1M sold in 2017 (to date).  Most of these are within a 10 mile radius of Steamboat and the Ski Mountain as recent trends show more buyers prefer to live closer to town, in smaller (>5000 sf), newer homes.  Interestingly, only 8 homes that sold were built since 2015 showing a glaring lack of spec homes in the Steamboat luxury market.  The homes built since 2016 all sold between $500-$600/sf.

]]> Steamboat luxury real estateThe Steamboat Springs luxury home market (which I’m defining as any Steamboat area residential property over $1,000,000) is up significantly over the same time period in 2015.  This year, 92 properties sold above $1M compared to only 69 properties during the same period in 2015.   Popular neighborhoods where buyers are purchasing luxury homes include the Sanctuary, Graystone on the Green, Barn Village, Dakota Ridge and Rendezvous Trails (the Burgess Creek area near the Thunderhead lift.)  

A healthy number of condos made the list with multiple sales at ski in, ski out luxury properties including Edgemont, The Antlers at Christie Base, and One Steamboat Place.

In 2014, there were 49 luxury Steamboat Springs homes that closed for over $1,000,000.  62% of the sales were within Steamboat city limits (including the downtown area, Fish Creek and the mountain area) with the Sanctuary, Graystone on the Green, Dakota Ridge, Tree Haus and Mountain View Estates being popular neighborhoods with multiple sales.  The average list-to-sold price was 93% of asking price with only four of the sales closing for full price.

One Steamboat Place

These Steamboat luxury properties represent those that have sold or gone under contract with asking prices over $1,000,000  between July 1, 2011 and August 15, 2011.  Now that One Steamboat Place is back on the market after a recent debt restructuring, four whole ownership residences and several fractional ownership residences are under contract and two closed last week.

The luxury home real estate market has seen a recent uptick in activity.   Reasons:  buyers are using cash they withdrew from the stock market before the recent instability; ski-in, ski-out buyers want to have a place purchased and furnished before the ski season starts to capitalize on rental income; prices have been reduced so that more buyers are looking–that place a buyer had their eye on may sell to someone else if they don’t buy now.

Steamboat Luxury Real Estate

According to USA Today, “top-tier homes have lost 38% of their value since prices peaked in 2006, while prices for bottom-tier homes have dropped 63% since peaking in 2007.”  Steamboat Springs luxury homes have also seen prices hold up better than entry level homes even though the luxury market represents a smaller percentage of sales compared to previous years.   (A lot of entry level homes and condos with the rock-bottom prices are selling right now.)  If entry level condos aren’t your idea of real estate, there are some great values for luxury real estate.  And with rates the lowest they’ve been in 50 years, buyers are financing even if they don’t have to.

For the true value-seeker, Steamboat luxury foreclosures are just about gone  (although who knows if we’ll see the ominous Second Wave we read about).  Since 2010, all bank-owned properties over $1M have sold except for a newly listed home in Anglers Retreat.
